Fraud
Property fraud runs ahead of its victims because money moves faster than registration. The law provides two tracks — criminal prosecution and civil recovery — and the interim measures that make recovery possible. But the strongest position is the one where verification happened before funds moved.

Impersonation of owners; instruments presented as attested that are not; deals priced to hurry; payees who are not the registered party. Every pattern shares one feature: it depends on the buyer not checking the register, the identity, or the instrument before value moves.
Confirm the property and the registered owner against the register; confirm identity against the person in front of you; confirm any power of attorney’s authenticity and scope through the channel that issued it; pay the registered party through the trustee process, never around it.
